a vision to be builders of the future, to bring out the best in construction

Humbled and grounded, Great Substance believe in the power of systems and
structures in growing our business. We obtained the ISO 9001 in year 2007 and
implemented the KPI system in year 2015.

Focusing in the property development segment, we aim to bring our
years of best practices to deliver quality and build futures that are truly great,
in both design and living. To date, we have completed more than RM300 million
worth of projects and aim to ultimately deliver quality and
effective services to our customers.

Eugene Lim

Managing Director

A visionary at heart, Eugene and Wen Chong founded Great
Substance after being in the construction industry for more than
32 years. His vision for Great Substance is simple yet an ambitious
one, to deliver quality in all that he does. Leading the game together
with Wen Chong, Eugene focuses on developing business strategies
and making business decisions and policies while ensuring smooth
workflow throughout the entire organisation.

A humble yet curious man, he believes in balance and to achieve
goals through a harmonious manner. He lives his life in service,
aiming to have a peaceful life while being able to help others in need.

Hew Wen Chong

Company Director

Wen Chong , with more than 30 years of experience founded
Great Substance together with Eugene in year 2000.
As a collaborative partner and part of the strategic think tank,
Wen Chong and Eugene jointly make decisions on the business
direction and company policies. In that his core focus is in monitoring
the overall performance and results delivered by each departments
to ensure constant alignment with KPI and ISO requirements.

With a keen eye for details, he believes that being hands-on is the
best way to share and learn. Driven and passionate in all that he does,
he believes quality work comes from a culture of happinesss.

Toh Chiew Chai

Director -
Construction Division

With more than 29 years of experience in the
construction industry, Chiew Chai have worked with
renowned developers in the market.
At Great Substance, his role focuses on end-to-end
project on-time delivery through planning,
budgeting, overseeing and documenting all aspects
of the project while working closely with the
management team and other departments.

Hanif bin Shahri

Manager -
Project

With more than 20 years of experience in the
construction line, Hanif has worked on various
projects around Malaysia for some of the
renowned developers. Armed with a Major in
Civil Engineering, his main role centers in
accomplishing project objectives by planning
and evaluating project activities while
ensuring smooth progress and on-time delivery.

Lee Yee Mei

Manager -
Account & Administration

Yee Mei joined the Great Substance family
bringing with her more than 15 years of
experience in accounting and administration.
Her core focus at Great Substance is to establish
the company’s financial status by developing
and implementing systems to collect, analyse,
verify and report data and financial information
while managing administrative matters.

Nor Aina Izati Ayob

Senior Executive -
Contract

Nor Aina graduated with a Degree in Quantity
Surveying and joined Great Substance to
contractually manage and supervise existing
or ongoing projects. She holds strong to her
dreams of learning and is now pursuing MSc
in Project Management to expand her
skills and expertise.

Leong Boon Cek

Assistant Manager -
Purchasing

Previously in the field of Telecommunication,
Boon Cek joined Great Substance introducing
a new perspective towards the purchasing
system at Great Substance. Today, he leads
and monitors purchasing staff’s activities such
as procure, expedite and schedule deliveries
of materials and services efficiently.
